True greatness is revealed in small details, true luxury in precious moments. FRANKONIA Eurobau therefore always designs living spaces from the perspective of its future residents. When planning the SOPHIE, the question ‘How does it feel?’ characterised all ideas and thoughts in relation to the most diverse daily and living situations. The layout and sequence of rooms, their proportions, space for storage, the incidence of light, the position and design of windows and French balconies, the shape, colours and design of the doors, the materials of the floor coverings and many other seemingly minor details such as sockets, door handles or fittings were scrutinised.

SOPHIE offers a variety of carefully designed floor plans that meet the individual needs and requirements of its future residents. From compact 1.5 to 3-room flats and 4-room residences to spacious penthouses - each flat is characterised by a functional room layout that matches the sophisticated lifestyle of its occupants.

Furnishings
It is the sum of small details in the SOPHIE's equipment that makes the big difference to the standard. You often only notice these details at second glance. For example, the oak floorboards finished in different variations, the 17 cm high skirting boards, the particularly high solid wood doors, which are made to measure in a manufactory and equipped with particularly quiet magnetic latch locks and concealed door hinges, as well as high-gloss/polished Bauhaus door handles. The room-by-room adjustable underfloor heating and cooling ceilings ensure a particularly pleasant climate. And in the bathrooms, the underfloor heating is boosted by an electric version for even faster heating.

Outdoor areas
At SOPHIE, the connection to the surrounding nature is part of the special lifestyle and is a high priority. This is why almost all residential units have access to the outdoors. Be it in the form of terraces with a small garden area on the ground floor, loggias, balconies or French balconies or, finally, spacious roof terraces such as in the Private Residence or the two penthouses on the top floor. Despite this openness to the outside, care has been taken to ensure that the view of the park or the square is protected from views inwards.
